TWO TREASURES
HIDDEN
IN PLAIN SIGHT
Located
in Uptown Dallas, in the historical State-Thomas district sits a little
piece of Paris. The 7-story, 30-residence mid rise looks just as much
Upper East Side as anything you'll find in Dallas. It's spacious flats
are chock-full of extras in amenities, custom finishes and molding
and "classic" in every sense according to home owners. There's even
private elevators and service entrances. So how come there are still
7 homes left after 2 years of sales?
Similarly,
on the banks of San Antonio's lush Riverwalk, the tourist, restaurant,
shopping and historical mecca stands La Cascada, 12 stories of luxury
(and BIG) condominiums. Aside from some marketing missteps early in
the development, La C is still the only game in town when it comes
to living the high life downtown. It's pricing is a huge value for
those wanting the lifestyle, and yes, it too still has some vacancies.
Can
you chalk it up to slowing condo sales? Or is it something more? Both
buildings have put top-notch sales and marketing teams to work in the
last year, and sales have been on the increase, so the condo trend
notion doesn't seem to hold water. And both buildings, having been
built before Katrina and soaring construction costs, are priced well
under the $250-450/ft levels being thrown around in the marketplace,
SO they have a distinct advantge in terms of value for the
buyers' dollars. We have a theory, though and it merits some more>

SOME
LIKE IT HOT IN SA...
When a market is begging for an expert sometimes
an unlikely candidate emerges. Sometimes it's absolutley a given.
So it's gone in San Antonio where there have been several attempts
to rule the unruly and now burgeoning condominium market.
Outside
of Debbie
Maltz of Camp Street fame, and perhaps Lisa
Schmidt,
nobody's stepped up and led developers to the promised land of
sales sanity... until now. Enter Nancy
Personette and the new condo team at Phyllis Browning
Associates. One of the sharpest, no b.s. advisors around,
her advice is sought by developers and investors around the U.S.
and Mexico because she gives them the straight
skinny -- even when others may be blowing sunshine up skirts.
"I learned from a lot of trial by fire in advertising,
marketing and selling with one of the pioneers in condo marketing
(Houston's Personette & Associates)
in the last 15 years. The bottom line is that you have to be prepared,
and prepared to address issues very quickly. Leave out a detail and
it will bite you," says Personette.
As they say, the
Devil is indeed in the details, just reference the plethora of starts
and STOPS San Antonio has endured. Watch for announcements
very soon about the developers enlisting Nancy's PBA team.
